What are home measurement services?

Home measurement services are just what they sound like: An appraiser measures the dimensions and square footage of the property, then draws a basic or highly detailed layout based on your needs. The appraiser's report and floorplan is a document that can be used to prove the precise Gross Living Area (GLA), the sum of all livable space, of your home. These services are helpful and sometimes necessary when challenging property taxes or selling a property.

How does a home measurement or floorplan service work?

During a floorplan service, an appraiser measures the home or property with a measuring tool — generally a tape or laser measuring device. As they tour the property, they note the layout of the rooms and other features, like closets, patios, and fireplaces. They might sketch out the property. Then, the appraiser develops a report and detailed floorplan showing the total area and the general layout of the home. The finished product is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documents, home listings, and more.

When do I need a floorplan service?

Real estate taxes

Property tax records often reflect the wrong area of a property because the values can come from several sources, and sometimes go unverified — meaning you may be taxed for more space than you actually own! Unless an appraiser has recently completed an evaluation on your property (after any remodeling that might have affected square footage), you'll need an appraiser to perform a home measurement service before attempting to dispute your taxes. An appraiser will verify an accurate Gross Living Area (GLA) of your property so your taxes reflect the actual square footage — and you can stop overpaying.

Selling a property

A floorplan service can secure fair market value for your house. Living space is one of the most important elements potential buyers look for when purchasing a house — but since square footage values are frequently approximated rather than accurately measured, your listing may show less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA not only decreases the selling price of your home, but possibly even the number of interested buyers. The only dependable method of using an accurate GLA when listing your property is to refer to a previous appraisal or home measurement service performed by a certified appraiser (after any remodeling that may have affected square footage).

For agents

To ensure that your client's home sells at a price that appropriately reflects market value, we advise requesting a home measurement of the property. Clients, and potential buyers, will be grateful for your attention to detail, and you can be certain that the GLA on your client's listing is a true representation of their home. A floorplan can also be a fantastic marketing tactic for getting potential buyers interested since they can review the layout and attributes of the home before and after touring.
